1. What size the apartments for sale in the complex are?
The properties for sale start from studios with area between 45-51 sq.m., one-bedroom apartments with area of 63-67 square meters, and two-bedroom apartments with area around 90-110 square meters.
There are some luxury houses in the complex, which are three bedrooms, with huge living area with fire place inside, sauna, barbeque, with area between 195- 307 sq.m.
2. Do I have any discount and privilege as an Owner of a property in PGCC Resort?
You will receive a discount card, issued by the Property Management Department.
The discounts are as follow:
% on food and beverages
% on additional services- Spa center, Golf lessons and services, ATV, hiking and biking tours, Ski school services.
3. How can I make a reservation of a property?
You have to pay a deposit of minimum 2000 Euro, which is non-refundable. This ensures that the property is no longer available on our website and that will be removed from the current price list.
4. Can I pay with a credit card?
Yes, you can pay with a credit card at any of our offices.
5. Can I as a foreigner buy a property in Bulgaria/PGCC?
According to the Property Act, foreigners may acquire real estate in Bulgaria with permission of the Minister of Finance. Alternatively, non-residents have to register a company in Bulgaria.Then they can acquire any real estates, except of agricultural land.
6. What is included in the Preliminary contract? Except of the Preliminary contract, must I sign another contracts?
It contains the basic elements of the final contract / information to the seller and the buyer about the property, price, terms, etc. The preliminary agreement for the sale of property does not transfer title to the property. It only takes responsibility in the future to conclude a final agreement, which would transfer title to the property.
- Other contracts which must be signed simultaneously with the signing of the Preliminary contract is the Maintenance contract for the property. The price for that service provided is 7 Euro / without VAT / per sq.m. of the total area of the property. That maintenance fee is paid once per year.
7. Is there a Hotel with a Spa center in the Golf Resort?
The hotel complex, which will be 5-star is still under construction. The complex will include Spa center with area of 4 000 square meters., tennis courts, horse-riding center, mini football field .
8. What is the payment plan?
The standard payment plan is 2000 Euro reservation fee. First payment in amount of 50% of the purchase price within signing the Preliminary contract, and final payment in amount of 50% within signing the Notary deed.
9. Are the apartments for sale fully furnished?
Yes, they are fully furnished, but can be not furnished, it is up to you.
10. What about renting the property after it is fully furnished?
Bulgaria Holidays is the tour operator company, which manage all the hotels of Balkanstroy group, therefore they will take care of all apartments in PGCC to be rented out. For the abovementioned purpose there is a separate contract, which should be signed with them personally.
